February 2007 Real Estate Statistics

Below are some statistics published by Rainier Title with data compiled from RealEstats regarding new and resale home sales in King and Snohomish counties for February 2007 Year-to-Date:

King County

New Single Family Homes (vs. Year-to-date 2006)

New single family homes units sold in February 2007 up 2% from January 2007

- Average sale price: $672,547, up 27%
- Median sale price: $563,315, up 24%

Existing Home Sales (vs Year-to-date 2006)

Existing home transactions sold decreased 2% in February 2007 from January 2007

- Average price up 10% to $508,542
- Half homes (median) sold for less than $419,975, up 12%

Relative inventory decreased to 3.8 months.

Snohomish County

New single family homes units sold in February 2007 up 74% from January 2007

New Single Family Homes (vs. Year-to-date 2006)

- Average sale price: $506,476, up 19%
- Median sale price: $464,950, up 19%

Existing Home Sales (vs Year-to-date 2006)

Existing home transactions sold up 6% in February 2007 from January 2007

- Average price up 15% to $406,155
- Half homes (median) sold for more than $347,750, up 16%

Relative inventory decreased to 4.6 months.

Could you give some background for it?

How does it differ from the NWMLS data?

Are those differences, if any, meant to be an improvement over NWMLS data?

What is the advantage of using year to date statistics vs. the more usual year over year numbers?

The new houses sold 1-month increase of 74% in Snohomish county looks impressive. Could you provide a perspective for past years for the January to February increase in new home sales, so I can have some relative perspective?

I received the same stats from Rainier Title. In my experience, the title company may have access to more timely and accurate information as its drawn from courthouse records rather than MLS reports.

Accurate perhaps, but timely? We already have March MLS data.
